Value-Added Platform. AOM Investments seeks properties in geographic markets with unique demographic characteristics promising high value-added returns, often in niche markets overlooked by our competitors. Through intensive demographic and business analyses, AOM Investments identifies markets on the eve of gentrification or revitalization, pinpoints properties (primarily multi-family properties of 10-300 units priced in the $1M to $30M range, as well as student housing, office and retail properties) most likely to be amongst the bellwethers in the gentrification or revitalization process, and then implements value-adding improvements necessary to capitalize on the changing dynamics of those markets.
Distressed Property Platform. AOM Investments seeks distressed properties, or notes secured by such properties, with a potential for a temporaly short-term, value-added exit. While mainly focusing on multifamily properties, AOM Investments also considers retail and office assets. The target size is 25-100 units with a price range from $1M to $10M, and the geographic focus is mostly in the Northeast states. Preferred properties (or their corresponding notes) would be those that suffered a decline based on unique factors, such a one-time capital expenditure, short-term cash flow issues, a disaster-based decline in a particular geographic market, an inability to control expenses based on poor management, or litigation/zoning based reasons.

Mr. Kamath brings to AOM Investments a broad knowledge base encompassing both business and law. With his extensive background in law, finance and commercial real estate, his vision is to spearhead the growth of AOM Investments into various real estate sectors and asset classes. He plans to primarily focus on multi-family and student-housing portfolios, including distressed properties and non-performing notes. As a secondary focus, Mr. Kamath envisions identifying growth also in other investment vehicles, including office and retail asset classes.
In his previous role as Executive Vice President and General Counsel at a private real estate investment company with interests in gross assets exceeding $750 million, Mr. Kamath participated at the highest levels in all aspects of the business. As Executive Vice President, he was actively involved in running the company, including vetting all transactional matters, analyzing and formulating business plans and targets, monitoring employment issues, and mapping out the future vision of the company. As General Counsel, he was in charge of overseeing all legal matters relating to the company, ranging from transactions to litigations, entity structures, compliance, and instituting best corporate practices. With his dual roles, Mr. Kamath raised the bar and reformed all facets of the business, honed the modus operandi within all divisions and markedly set the path to increase overall revenue.
Mr. Kamath received, with high honors, a Certificate in Real Estate Finance and Investment from NYU Schack Institute of Real Estate. Before that, he received his Juris Doctor, cum laude, from the University of Michigan School of Law, and his Bachelor of Arts in Multidisciplinary Studies, magna cum laude, from Michigan State University. He began his career by serving as a Judicial Clerk for a federal district court judge in the Southern District of New York and then for the Chief Justice of the Supreme Court of Delaware. Subsequently, he worked for Skadden, Arps, Slate, Meagher & Flom in their New York City office. There he focused on various practice areas, working on matters with an aggregate value of over $10 billion. He has published widely, including works both in English and in Hebrew, the latter during his years as a Talmudic Scholar in the Mir College of Talmudic Law.
Director of Operations
Mrs. Lerner heads the operations of AOM Investments in various capacities, including property identification, market research, investor relations, budget, accounts and database maintenance. She uses her entrepreneurial spirit and vision, and years of practical skills to help maintain and grow AOM Investments to new levels of efficiency and success.
Ms. Bogdanova’s primary task is to pinpoint assets that potentially satisfy the two investment criteria above, focusing mostly in the Northeast states but also in other geographical regions. Her expertise is mostly in the multifamily asset class in the $1M to $5M price range.
